Built for Miami’s Apartments, Condos, and Houses — Not Just Boxes

Miami-Dade, Broward, and Palm Beach housing isn’t one shape. A move out of a 12th-floor condo in Brickell has almost nothing in common, logistically, with a move out of a single-family house in Kendall — different elevators, different parking, different paperwork, same moving day stress. Residential moving here means planning around the building as much as the boxes.

Who this is for. Picture a couple moving out of a 2-bedroom high-rise in Brickell into a house in Kendall — they’re not just packing more square footage, they’re trading a freight elevator and a loading-dock reservation window for a driveway and no COI requirement at all. Or a renter in a walk-up in Hialeah moving into a garden-style condo in Doral, where the new building’s management wants a Certificate of Insurance faxed over before the crew can touch the elevator. Or someone leaving a studio in Miami Beach for a bigger 1-bedroom a few blocks away — a short-distance move that still eats a full afternoon if the building only allows moves during a 4-hour weekday window. All three are “residential moves.” None of them play out the same way, and a crew that hasn’t done Miami buildings before will burn your booked hours figuring that out in real time instead of moving your stuff.

What actually slows a Miami move down. It’s rarely the driving distance. It’s whether the building requires a COI (most condo associations and high-rises do), whether there’s a freight elevator or you’re sharing the one passenger elevator with residents, whether the loading dock needs a reserved slot, and whether HOA rules restrict moves to certain hours or days. None of that is exotic — it’s just specific to how South Florida buildings are run, and it’s exactly the stuff we ask about on the quote call so it doesn’t turn into wasted billable hours on move day.

How pricing actually works. Every residential move is billed hourly, crew-sized to the job: $99/hr for a 2-mover crew on studios and 1-bedrooms, $149/hr for a 3-mover crew on most 2-3 bedroom apartments and townhomes, $199/hr for a 4-mover crew on larger houses where more hands means fewer total hours. Truck and standard equipment — blankets, dollies, straps, wardrobe boxes — are built into every tier, not billed separately. If something unusual comes up (a piano, a long carry from the truck to your door, an item that needs two trips), we flag it on the quote call, not as a line item after the job’s done.

What we don’t do. We’re not going to promise a specific arrival-to-departure time before we know your building’s elevator situation, and we’re not going to disconnect a gas line or hardwired appliance — that’s licensed-technician territory, not moving-crew territory. What we will do is show up with the right crew size, the right paperwork already sorted with your building, and a truck that doesn’t need a second trip.

Whether you’re moving three blocks in Miami Beach or across the county from Brickell to Doral, the job is the same at its core: protect the furniture, handle the building’s rules, and get it done in the hours we quoted — not more. Call (728) 777-0206 or request a quote online and tell us about your building; we’ll tell you exactly what crew size and paperwork you need before move day, not during it.

Frequently Asked Questions

Do you charge extra for stairs or a walk-up building?

There’s no flat stair surcharge, but tell us about walk-ups or freight-elevator-only buildings when you book. It changes how many movers we send and how long the job takes, which is what actually shows up on the hourly total — no surprise line item added on move day.

My condo association requires a Certificate of Insurance. Can you provide one?

Yes. Most Miami-Dade, Broward, and Palm Beach high-rises and condo associations require a COI before they’ll let a moving crew use the elevator or loading dock. Give us your building name and management contact at booking and we’ll get the COI to them ahead of time.

How many movers do I actually need?

Studios and 1-bedroom apartments typically move with a 2-mover crew at $99/hr (3-hour minimum). 2-3 bedroom apartments and townhomes usually need 3 movers at $149/hr (3-hour minimum). Larger houses (4+ bedrooms) run faster with 4 movers at $199/hr (4-hour minimum) — more hands usually means fewer total hours. We’ll help you size it right on the quote call.

Do you move appliances?

Yes — washers, dryers, refrigerators, and freezers are moved with an appliance dolly, and we’ll handle basic disconnects like water lines and dryer vents. We don’t touch gas lines or hardwired electrical connections; that stays with a licensed technician for safety reasons.

Is the hourly rate the whole price, or are there other fees?

The hourly rate covers the crew, the truck, and all standard equipment — blankets, dollies, straps. There’s no separate truck fee or fuel surcharge added afterward. Your total is the hourly rate times hours worked, plus anything unusual (a long carry, a piano, an oversized item) we’ll flag on the quote call, not after the job.
